Sandy Hill Development is focused on the acquisition of raw land in strategic submarkets to entitle and develop neighborhoods of residential lots for sales to homebuilders. Each development is thoughtfully designed with the community’s needs and lifestyle in mind. We start at the end with the homeowner that will live in a Sandy Hill development in mind and then design a plan to suit their lifestyle. 


We conduct a wide range of market research, engineering design, and site due diligence throughout the entire development process from land acquisition, through the entitlement process, during the community site work and construction of lots, and finally through the sale of lots to the homebuilder. 


  

We deliver the highest quality lots with a high standard of living for community residents. We design and build our plans to maximize the natural beauty of the land, from existing green spaces, open areas, to community entrance monuments and amenities. Our communities strive to conserve the natural beauty of surrounding areas. We work cooperatively with municipalities and thoroughly adhere to local ordinances in our developments.

About Us

Gregg Heinemann, Jr. President

Gregg provides leadership over the company's growth and community land planning. Gregg is primarily responsible for land acquisition, community design, and entitlements. He relies on over 15 years of experience as an attorney and in-house land developer for a national builder to acquire property in strategic, in-demand locations. 


Gregg earned his JD from the Case Western Reserve University School of Law in 2004 and his BA in Urban Planning from the University of Illinois, Urbana-Champaign in 2000. He resides in the North Hills of Pittsburgh with his Wife Amanda and two children, Adrian and Macie.

John Spagnolo, Jr. Chief Operations Officer

John is responsible for the day to day operations.  Sandy Hill relies on John’s wide-ranging real estate experience as a developer and builder to build our communities on time and on budget.  He uses his network of contacts in the local construction and real estate industry to ensure Sandy Hill builds lots for long-term growth and a high standard of living.


John is an experienced custom home builder with wide-ranging experience in real estate. He has developed residential, commercial, and retail properties. Since 2004, John owned and operated Spagnolo Properties, which includes a portfolio of student housing, commercial property, retail, grocery stores, and building custom homes. 

Jim Sperdute Director of Land Development

  Jim is responsible for managing the construction process of Sandy Hill’s communities. He has worked in the land development industry in Pittsburgh for the last 25 years.  Jim has been involved in all stages of the land development process: from conceptual design, through entitlements and construction, and finally through the lot sales process to the homebuilder. 


His contacts with local site contractors, utility companies, paving contractors, and municipalities are an invaluable resource to build communities that provide balanced solutions to inevitable field issues. He strives to conserve the natural beauty of the land to integrate open space, existing green space, and community amenities into our communities.
